Energy Performance Certificates (EPC) – Simple Guide
📌 What is an EPC?
- An Energy Performance Certificate (EPC) was introduced in August 2007.
- It ensures properties in the UK meet energy efficiency standards.
- There are three types of EPCs:
- Domestic EPC – for homes
- Commercial EPC – for business properties
- Display Energy Certificate (DEC) – for public buildings
- Required when selling or renting a single-family home.
- Exceptions:
- Listed buildings
- Temporary buildings (used for less than 2 years)
- Holiday homes rented out for less than 4 months a year
📌 Why is an EPC Important?
- It’s a legal requirement for sellers and landlords.
- Helps buyers and renters understand a property’s energy costs before moving in.
- A higher EPC rating makes a property more attractive to buyers and Tenants.
📌How EPC Ratings Work
- Grades: A to G (A = Best, G = Worst)
- Score: 1 to 100 (Higher = Better)
- Most properties in the UK score D (55-65)
- If your home scores above D-60, it’s more efficient than the average UK home.
📌 How is an EPC Assessed?
- An EPC assessor will inspect:
- Windows, heating, radiators, and insulation
- Boiler and environmental controls
- Findings are entered into software to calculate your EPC rating.
